Realtors - read this entire page. This page is about the Town Manors of LeaBrooke community. Below are some documents that will be helpful to realtors and potential new buyers interested in purchasing in this neighborhood. Note:
- Residents in Town Manors pay monthly dues that cover covenant-specific items
- Residents in Town Manors also pay annual dues to the Master HOA
- Realtors cannot promise a buyer that any Town Manors or master HOA fees will be waived

NOTE: Here are important concepts about living in our townhome community: 1) Our covenants restrict changes on the exterior of our buildings and landscaped areas without approval from the Architectural Review Committee. 2) Our residents do not have “yards” but we share common grounds. This means there are significant limits on what a resident can do in common areas even near a townhome, such as no playground equipment, electric fencing, pools, and extended landscaping. 3) NOTE PARKING NEEDS: a) Garages are for vehicles versus storage that prevents vehicles from being parked in the garage. b) Visitor parking spots should not be used for resident long-term parking. c) There are no outside parking spaces assigned to any Town Manors address. d) No one can park in front of garages overnight. e) Prospective buyers should check to make sure vehicles fit in the garage. 4) In a townhome community each resident contributes to the appearance of the neighborhood, especially with efficiency in taking out and in refuse cans, watering shrubs outside the standard sprinklers in hot weather, maintaining their deck, and not storing items on porches. NOTE: Monthly and annual HOA fees from the Town Manors' HOA and the LeaBrooke master HOA apply to residents.
