This is the website for Town Manors, a sixty-two-townhome section within the larger LeaBrooke subdivision. (The master LeaBrooke HOA website is here.) Town Manors is incorporated and has its own set of covenants and by-laws that are separate from the Master covenants. Our Welcome packet is here. It has various Q&A that will help you.
Board Communications
At the Town Manors' board meeting held on 12/1/25:
Elected as board members: Ken Taylor, Gary Osborn, Mike Mitchell. Sam Stewart remains on the board. Mike will lead the Architectural Review efforts.
The board kept the Town Manors' monthly fee the same at $480.
Annual proof of notice: The board requests that homeowners inform Megan at MAK Management of their proof of insurance and choice on loss assessment coverage (an individual $50,000 loss assessment is suggested as a minimum, noting some emergencies, such as hail and wind, could run higher). Submitting proof of insurance can be done through the MAK Management portal. Residents are asked to do that as soon as reasonable.

Helpful Reminders
Paint colors: A spreadsheet of paint colors for the exterior of buildings is now posted under the Association Document on this website.
TM map: A Town Manors building number map is posted under Association Documents.
Parking: Residents should use their garages for vehicles, not outside visitor spots. There is NO parking or storing of boats, snowmobiles, trailers, or unused vehicles outside of an enclosed garage in TM.
Water spigots: We share water spigots in our neighborhood because not every home has one. If you use the spigot of a neighbor, please be certain it is turned off. Remember that there is a fitting behind the water handle that can sometimes get loose and cause dripping. Make sure that is tight, too.
Out of town? If you are away from your home, the Leawood Police have a house watch program. This can help you make sure your home is okay while you are gone.
Auto-payments: There is no need to miss a monthly TM homeowner payment with the MAK Management auto-pay program. Check the MAK Management online portal. Look under our "Members" tab and "Resident Payments."
The City of Leawood has established a new method to ensure citizen concerns are being addressed, specifically regarding traffic safety. Contact the city by emailing TrafficConcerns@leawood.org. When using this email address, both the police department and public works department receive the information, and the appropriate employees can address the concern.
Enforcement-related issues will be routed to the police department while structural issues, such as improper or broken signage, traffic light malfunctions, damaged pavement, etc., will be relayed to the Public Works Department. When emailing the city, please be specific and provide as much information as possible as well as contact details in case a city employee must contact you for further information.
The Leawood Fire Department offers home visits to identify hazards and suggest ways to remedy them. It is free, and confidential, and all recommendations are voluntary. To schedule your home visit, contact the Leawood Fire Marshal at (913) 266-0607.
Safety Notes
Scooters/Bikes: WARNING - On Monday, 10/13, a Leawood child was struck by a vehicle and was in critical condition. The child was on a scooter. There have been young people on electric scooters on bikes in LeaBrooke. Please be careful. Parents, advise children about safety.

Have you met our property manager, MAK Management? Paul and Megan Klemanski are the owners of MAK Management, the company that the Board and Master Association have contracted to manage Town Manors and LeaBrooke.
Who should I contact? Please contact the Property Manager for: accounting/account issues, payment issues, common area/ amenity issues such as an irrigation leak, ARC requests, pool, clubhouse or workout facilities … in general, MAK is a great resource to get your questions answered.
Water
The Board and the Property Manager carefully monitor our water usage and cost. Each homeowner is asked to help conserve water as we move through summer. This helps us stay on budget.
Common leaks are at toilets and faucets. Residents are asked to help us save water to protect an important resource and help our neighborhood stay on budget.
ARC Request
Are you planning an exterior change? Submit an Architectural Review Committee (ARC) request. It is as easy as A B C.
A - Ask the property manager - MAK. MAK will forward your request to the ARC and they can review your request and ensure your intended change or construction is within guidelines of the covenants. The ARC request form is form found under Members/Documents.
B - Be approved. The ARC has 30 days after receipt of your request to provide their decision by annotating and signing the request form. Requests are currently being completed within a week.
C - Commence with your project.

Winter Preparedness
Remember, to prepare for winter weather -
- All vehicles should be parked in their garages as a standard procedure, not parked in front of garage, street, or other visitor parking areas.
- Snow and driveway ornaments: Homeowners have the responsibility to remove pots and other items that are on the driveway area in pods before snow may need to be removed. Damaged pots are the responsibility of the resident when there is snow removal.
- Icy weather: In case we have icy conditions, remember that the HOA does not apply ice melt around homes. Homeowners have that responsibility. Do not use rock salt. It damages concrete. There are several concrete-friendly products available. "Safe Paw Ice Melter," for example, is available at many hardware stores.
- Snow removal happens when we receive at least two inches of snow - residents are responsible for clearing snow accumulation under 2 inches.- Snow removal services will begin after the snowstorm stops and crews can be safely dispatched. The snow removal is cleared in two parts - hand crews and snow pushers.
- Hoses: With the subfreezing temps, please disconnect your hoses from outside faucets.
- Sump Pump: Residents are encouraged to check their home's outdoor sump pump line to make sure the outdoor line is clear to drain. If the line is not clear, the line could become frozen/blocked and cause your sump pump to back up in your home because the pump cannot clear the water out.
- If there is a change to trash services for Friday due to snow there will be an additional email sent when notified by the vendor.WHO TO CONTACT: If you have an issue, contact Megan with MAK Management.
